All you need to do to is provide us with your pre-qualification from either lender. YOU choose your agent AND your lender. We get you a great deal on a great house. 

What we think you should know
about USAA and NFCU rebates 

Both USAA (our favorite insurance company) and Navy Federal (great rates and special 100% financing programs) offer rebates to their members who choose an "approved agent" to assist with their home purchase. The agents and brokers on their approved list are often chosen with one criteria.  Will they give USAA and Navy Federal C.U. 40% of the commission earned on your home purchase?  Not how many sales they have had, how much experience they have, whether they are active in you area...just will they pay a large referral back to USAA for introducing you.  To their credit I do believe there are some screening measures that relate to interaction with USAA, not qualifications.

That means that in most cases, you are directed to an agent within" their network" who is willing to work for half price to show you homes and negotiate the deal on what is likely the largest investment you'll ever make.

While some talented and experienced agents may be included in the selection list, many are new, or part-time agents that are happy to have business.  Any business, no matter the cost.  So what happens to the 40% of commission collected by USAA?

Here is a direct example of how USAA works with regards to your rebate. Navy Federal is similar.

$ 400,000     Home purchase amount
$    4,800      Commission referral USAA earns on your transaction
$    1,250      Amount USAA rebates to you for choosing their agent
$    3,550      Amount USAA profits for "connecting you with their agent"

This is perfectly legal. But we have also found that it is rarely disclosed in a form that the USAA or Navy Fed customer really understands. It is a system advertised to be a benefit to you when in fact the big beneficiary is the lending institution.
