We've told you our service is at no charge to you but we want to let you know how it works so you understand how we get paid, and that there is never a charge to you, our customer, for this service.

HOW DO WE GET PAID?
Every landlord in our system, the full Maryland MLS, has agreed to pay a fee to the agent that finds them the perfect tenant.  That fee can be anywhere from $100 to half a month's rent.  Whatever that Landlord is offering is what we accept as full compensation for helping you find your home.

LET'S GET EXCLUSIVE
Since all agents in Maryland share the same database of homes for rent, all we ask is that you use The Roskelly Team as your exclusive real estate agent resource.  So, if you see a home on any site, anywhere, just call us and we'll answer your questions (usually within minutes) and get you scheduled to see those homes.  Our customers tell us this is the best part of the service for them.  No more calling around, hoping for a call back and then wondering what property the return call is about.  Are we right?  One call to our office 7 days a week and we've got you covered!

It’s never our intent to bind you to a contract - but to reserve our agent’s time to best serve those who have chosen to officially hire us.

HOW DO WE MAKE THIS OFFICIAL AND HIRE YOU?
The State of Maryland thinks it's so important that you understand who the agent you are working with represents that we have to, by law, define that in a contract before we show you homes.  These forms can be viewed here and clearly outline that we represent YOU and not the Landlord.  You don't want us on their side 👌! 

BUT I HATE CONTRACTS
We understand!  Contracts are a bit scary.  But the State of Maryland requires them.  We think that asking you to sign a contract, many times before you've officially met us, is a big ask.  So, we offer a 24 hour cancellation clause in every 60 day contract. We also clearly outline in writing that there are no costs to you, ever. And finally, our reputation is on the line.  We don't want to let you down, so we'll work hard to make sure you are thrilled with our service.

FOR RENT BY OWNER HOMES
Some for rent by owner homes will not work with agents but we do not restrict you from looking at these as well.  Just give us a call or e-mail first with a link to the property and we’ll see if we can help.  If not, we’ll let you know it’s OK to contact them directly.  

And, if you choose a for-rent-by-owner home, no problem and no charge.  We hope the service we did provide you will keep us top of mind when you have friends or family that need our services. Our business thrives on referrals!
