We're finally starting to see what we've been "feeling" in the market for a couple of months now. Inventory is climbing and demand is dropping. Newly listed properties climbed almost 16% over the same period in 2020, while under contract properties dropped by almost 10%.
At first, I thought we were seeing a real, market driven change but thinking back to these last 4 - 6 weeks I'm seeing friends all over Facebook.....VACATIONING!!! Now that many of us are vaccinated and pandemic restrictions are lifting in most areas, people are traveling and having fun. We haven't had that buyer audience absence since 2019. I believe this is likely the biggest factor contributing factor along with buyers who have just given up because the market was too competitive.
So, if you're thinking of buying but have been waiting the market out, NOW is the time to start your Anne Arundel County home shopping again! We're seeing seller help come back in to play and there are fewer multiple offer situations.
If you're thinking of selling your Anne Arundel county home, you're still in an overall seller's market and our real estate staging, marketing and photography places our listing stats in the top 1% of the Anne Arundel real estate market.
