DO BUILDERS OFFER SPECIAL REALTOR INCENTIVES?
New construction builders in the area often offer incentives and discounts
to local real estate agents that you as a consumer might not see. We
pass those savings directly to you!
WHO DOES THE ON-SITE AGENT REPRESENT?
The agent on-site represents the builder only. They can work with you
to write your contract and facilitate administrative tasks but ultimately
their duties as a real estate agent are to the builder.
WILL I SAVE MONEY IF I USE THE BUILDER'S AGENT?
This is a myth! Many home buyers believe they will be able to negotiate
additional incentives for their home if they use the builders representative
but any money saved by the builder goes in their pocket, not your home.
DO BUILDERS ALLOW US TO USE OUR OWN AGENT?
Builders welcome you to bring your own buyer representation at
absolutely no extra charge or decrease in incentives. Real estate agents
who have pre-qualified clients are welcomed and builders include their
properties in the MLS to encourage us to bring our clients to them.
WE HAVE A HOME TO SELL - HOW DO WE HANDLE A CONTINGENCY?
We're fluent in handling these transactions and know what it will take to get
the builder to accept a contingency. We'll handle it properly keeping everyone
involved informed, happy, and moving forward!
WHAT ABOUT LISTING MY CURRENT HOME FOR SALE?
We are finding that many families are "moving up" to new construction and
have homes to sell. Your builder might offer an incentive for using their
recommended agent. This puts additional money in their pocket through
referrals and again, you have an agent with loyalties to the builder.

WHAT IS THE BEST WAY TO FINANCE OUR NEW HOME?
The builder will offer you incentives to use their lender. However, in some
cases, those incentives don't outweigh the actual cost of getting the loan
through them. In fact in many cases we can find you a loan through a
trusted lender that will be better for your over the long term. We'll help
you by providing all the information you need to make the best decision
for your situation.
WHAT ABOUT CONSTRUCTION DEFECTS AND OVERSIGHTS?
We can help you find items that aren't built to plan. Mistakes happen and
builders are dealing with dozens of homes, construction crews and sub-
contractors. We're focused on just one home, yours!
WHO WILL BE ATTENDING INSPECTIONS?
The builder may delegate walk-through inspections to the construction
supervisor or on-site sales representative. We'll attend each and every
walk-through inspection with you and be your second set of eyes and ears
to look for issues.
WHAT ABOUT COMMUNITY HOA DOCUMENTS?
You are entitled to any HOA documents that accompany the house per
Maryland law and you have the right to review those before you sign
the contract or, if you receive that information after you've signed your
contract you only have 7 - 10 to review and raise any objections. After
that time period you forfeit your right to terminate the contract even if
there is a condition in there that you disagree with.
WILL I WORK DIRECTLY WITH THE BUILDER FOR QUESTIONS?
You're likely selling your home, planning a move and probably working full-
time to afford that. We'll work directly with the builder on your behalf to make
sure that everything is running smoothly and run interference on any issues
with a full report to you on your schedule including evenings and weekends
long after the builder representative has closed the office for the day.
