  • Homebuyer demand is down in Anne Arundel county, but it's keeping pace with our historically low inventory.  We're seeing moderate inventory increases in housing supply which is a great sign that we are shifting towards a more balanced market in Anne Arundel County and the general Fort Meade  MD area.  This lack of inventory (less than 1.5 months at this time) is keeping us in a sellers’ market.

  • Sellers are still receiving multiple and competitive offers according to the latest data. In August, the average home received 2.8 offers and 39% of homes sold over the asking price.

Here's the latest information on the Odenton MD real estate market in zip code 21113.  The big news is the number of home sales is down almost 37% over the same period last year.  Keep in mind, our only barrier last year was inventory and, had it been there this would have been even higher.  Prices are still climbing and we have an almost 11% increase in home values in Odenton.  Due to the popularity of  large neighborhoods like Piney Orchard, Two Rivers and Seven Oaks and the proximity to Fort Meade, Odenton real estate is still a top destination for our clients.

Maryland Real Estate Update by County for June 2022

As we are patiently waiting for July 2022 sales statistics for homes in the Fort Meade real estate market, we wanted to share an interesting graphic with you!

We are ALL feeling a slow down and there are measurable stats to support it.  However, let's keep in mind that we are comparing this year to 2021 when the pace of sales was literally unsustainable.  We're building inventory that we have been missing for almost three 3 years.  

Sellers need to know that our particular area near Fort Meade MD has been relatively immune to huge market fluctuations, so this feels a little unusual but it really isn't.  We're returning to a healthy real estate market where sellers and buyers are on more equal footing.

What does this mean for you if you are selling?  Well, we're prepping our sellers for a little bit longer on the market and letting them know that we can negotiate the perfect compromise with the right buyer!

If you're buying, there really hasn't been a better time to do it than now in a really long time.  Interest rates are still at historic lows - though up from the unsustainable interest rates of the past couple of years.  Nobody expected those rates to continue.  In most cases, leveling prices will offset the minimal increase in monthly payments you'll see with current interest rates.

Anne Arundel County MD Real Estate Sales & Home Values June 2022

Well here we are getting excited at .9 months worth of inventory in Anne Arundel County real estate.  But when we've been sitting on a completely empty tank for so long this is really good news!

A healthy, balanced market will have about 3 months worth of supply.  So, the market is still leaning towards seller's though we expect to see normal, seasonal increases in inventory really start hitting in July as school is out for the Summer and people are thinking about moving.

I've been seeing so many doom and gloom posts about the local real estate market lately, surprisingly from real estate agents. But we really think it's important to give you the facts rather than conjecture. And, we've got our fingers on the pulse of the local market.  We're in the trenches every day and can definitely tell you the sky is not falling on our real estate market.

Here's what is happening:

1.  Inventory - Homes are staying on the market a few days to a few weeks which is leading us to more of a healthy balance.  This shouldn't cause panic.  Your home has not lost value, it's just not gaining as quickly as buyer interest is cooling in part due to interest rates. Wise agents are educating their buyers that a 5% or 6% rate is still so low, historically, and that the low rates prompted by the pandemic were not sustainable.  The government cannot lend money at 2% and 3% interest indefinitely.

2.  Values - Price reductions are a "thing" again, but prices are still at record highs.  Some seller's are trying to reach top of market pricing in a cooling market but this is not the market to expect a big push over comparable sales values.  Don't overprice your home. Be prepared to consider closing cost help or paying to buy down the rate for your buyer to make your home the top choice.  The cost of those incentives can be added to the price in most circumstances.

3.  Days on Market - The best prepared and priced homes are still selling in days and multiple offers are a possibility.  Make sure you have the right real estate team on your sale.  We'd love to help and free home staging is included in our full service listing package.
