The County saw a 20% decrease in listing inventory which created a chain reaction decline in under contract properties which were down almost 17% compared to last year. If we'd had more homes, they would have been absorbed as well! The sold dollar volume was down almost 8% with an 8% increase in the average sold price.
Conventional financing dominated the market followed VA, FHA and cash. Market conditions in the Fort Meade area remain in the Sellers favor but we are seeing just enough softening of the market that closing help and other concessions are coming back into play on some homes.

We're seeing a solid (much needed) leveling off in the Anne Arundel county real estate market. New inventory was up a tiny bit (3%) over the same period in 2020 but overall inventory was still down 21% with pending sales down almost 8%.
The hottest properties are still receiving multiple offers but MOST properties are not. Sellers still rule the roost as offer prices are matching asking prices with little to no closing help offered. This trend left us with an average sales price that was up almost 8% and days on market down 62% showing we still have steady buyer interest.

We're starting to see some changes in the local real estate market. I just finished up some stats for Anne Arundel county where we saw an increase in inventory for the first time in forever...along with a decrease in sales.
