Relocating to Fort Meade? What Counties and Cities are Close to the Base?

Fort meade relocation and real estate specialists

If you’re considering a move to Fort Meade, Maryland we’ve got the inside scoop for you. As a seasoned real estate team specializing in the Fort Meade area, The Roskelly Team is here to provide you with valuable insights and information to make your transition as smooth as possible. Fort Meade is not only home to many vital military operations, its Maryland’s largest employer.  It is surrounded by diverse communities and counties that offer an array of housing options and that is our specialty! In this blog, we'll help you explore the cities and counties closest to Fort Meade, along with approximate commute times to the base.

Fort George G. Meade, commonly referred to as Fort Meade, is a prominent U.S. Army installation located in Anne Arundel County, Maryland. Situated between Baltimore and Washington, D.C., this base plays a pivotal role in national security, cyber security and more. When relocating to Fort Meade, you'll find yourself within easy reach of two major metropolitan areas, making it an ideal location for military personnel, government employees, contractors, and their families.

The base is located within Anne Arundel County which offers a variety of housing options to suit your needs. Severn, Odenton, and Hanover are the closest communities to the base. Commute times from these areas to Fort Meade typically range from 10 to 20 minutes, depending on traffic conditions. With a mix of single-family homes, townhouses, and apartments, Anne Arundel County provides diverse housing choices for residents with pricing from the low $300,000 range to over $1,000,000 with a median home price of $533,000 as of August 2023.

Howard County
Situated to the north of Fort Meade, Howard County is known for its excellent schools and upscale neighborhoods. Cities like Columbia, Elkridge, Ellicott City, and Jessup are popular among those looking for a more suburban lifestyle. Home prices in Howard County range from the mid $250’s to over $1,000,000 with a median home price as of August 2023 of $577,000.

Baltimore City and County
To the northeast of Fort Meade lies Baltimore City and Baltimore County. While the commute from these areas can be longer, particularly from the city itself, they offer an urban lifestyle with plenty of amenities. Catonsville has been a top choice for past clients. Depending on your location within the city or county, you can expect a commute time of 20 to 45 minutes to Fort Meade.

Prince George’s County
To the south of Fort Meade, you’ll find plenty of housing options in this county including Laurel, and one of our very favorite and most requested areas, Bowie.  Bowie is also a great choice if you have family members that commute to both DC and Fort Meade as it is a midway point and close to the New Carrollton metro station for even more commuting options. Commute times will range from 30 – 40 minutes to the base.  Home prices in PG county range from $300,000 to over $1,000,000 with a median sales price of $413,538 as of August 2023.

Washington, D.C. Metro Area
If you prefer an urban environment and are willing to commute a bit farther, the Washington, D.C. metro area is an option. Cities like Silver Spring, Maryland which is approximately 45 minutes to 60 minutes away depending on traffic. While the commute is longer, you'll have access to a wide range of cultural attractions and job opportunities in the nation's capital.  Median home prices in DC are $630,000 as of August 20243.

Fall Maintenance Tips to Protect Your Home from Winter Damage: A Real Estate Agent's Guide

As the leaves start to change and the air becomes crisp, it's a sure sign that fall has arrived. While many of us celebrate this season with it's cool, crisp air and pumpkin-spiced everything, it's essential for homeowners and renters to remember that the colder months are just around the corner. As a real estate agent, I often advise my clients on the importance of fall maintenance to protect their homes from winter damage. Here are some crucial tips to help you prepare for the coming season. Please note if you have a tenant occupied property, you should ensure that these are all taken care of as well as they can all generate costly repairs if not handled properly.

Fall Home Maintenance Tips For Maryland Homeowners

1.  Insulate Pipes and Winterize Exterior Faucets
Frozen pipes can burst, causing extensive water damage and costly repairs. Insulate exposed pipes and disconnect garden hoses from outdoor faucets. Consider using foam pipe insulation or heat tape for added protection.  This is the MOST important tip here!  We've seen properties experience tens of thousands of dollars in damage from burst pipes inside and pipes outside that weren't properly winterized.

2.  Clean and Inspect Gutters and Downspouts
One of the most critical tasks in fall maintenance is clearing your gutters and downspouts of leaves, debris, and any accumulated dirt. Clogged gutters can lead to water buildup and ice dams, causing damage to your roof and walls. Ensure that water can flow freely, directing it away from your home's foundation to prevent potential flooding or water damage.

3.  Check Your Roof
A thorough roof inspection is essential before winter sets in. Look for damaged or missing shingles, and address any issues promptly. Snow and ice can exacerbate existing problems, leading to leaks and costly repairs. Consider hiring a professional if you're unsure about the condition of your roof.

4. Seal Gaps and Cracks
Inspect the exterior of your home for gaps and cracks around windows, doors, and foundation walls. Seal any openings with weatherproof caulk or sealant to prevent cold drafts and heat loss. Proper insulation can help reduce your energy bills during the winter months.

5. Service Your Heating System
Don't wait until the first cold snap to find out that your heating system isn't working correctly. Schedule a professional HVAC technician to service your furnace or heat pump. Clean or replace filters, and ensure that your heating system is operating efficiently. A well-maintained heating system not only keeps you warm but also saves you money on energy costs.

6. Trim Trees and Branches
Fall is an excellent time to trim trees and branches that could potentially damage your home during a winter storm. Heavy snow and ice can weigh down branches, causing them to break and fall on your property or power lines. Pruning now can prevent these hazards.

7. Prepare Your Fireplace and Chimney
If you have a fireplace or wood-burning stove, have it professionally inspected and cleaned. A clean chimney reduces the risk of chimney fires and ensures proper ventilation. Stock up on firewood and store it in a dry, covered area.

8. Test Smoke and Carbon Monoxide Detectors
Safety should always be a top priority. Test your smoke detectors and carbon monoxide detectors to ensure they are working correctly. Replace batteries if needed and consider installing new detectors if yours are outdated.

9. Create an Emergency Kit
Lastly, assemble an emergency kit that includes essential items like flashlights, batteries, non-perishable food, blankets, and a first-aid kit. Being prepared for power outages or unexpected winter storms can make a big difference in your safety and comfort.

By following these fall maintenance tips, you can protect your home from winter damage and ensure a cozy and worry-free season. Taking the time now to prepare will not only save you money on repairs but also provide peace of mind throughout the colder months. Stay warm, safe, and enjoy the beauty of fall and winter in your well-maintained home!

The Vital Role of Home Inspections - What Every Maryland Homebuyer Should Know

Congratulations on finding your dream home! Whether you’re buying your first home, or your last, it's important to understand the significance of a home inspection in the purchasing process, what it is intended to discover and and what to expect along the way.  A home inspection is a must for every homebuying journey as it offers a comprehensive evaluation of a property's condition. Here are just some of the reasons why you should never skip this critical step!

The importance of a home inspection when buying a home in Maryland near Fort Meade

A thorough inspection can reveal hidden problems, both big and small, that may not be apparent during a casual walkthrough. This information is invaluable in making an informed decision.

Inspection results can provide leverage for negotiation. If significant issues are discovered, you may be able to request repairs, credits, a reduction in the purchase price, or cancellation of the contract without penalty. Knowing the true condition of the property gives you peace of mind. You can move forward with confidence, knowing that you're making a sound investment.

What Systems Are Inspected in a Typical Home Inspection?
During a standard home inspection, a certified inspector will assess various systems and components of the property. These may include:

Structural Components: This includes the foundation, framing, and overall structural integrity of the home.

Roof and Attic: The condition of the roof, its materials, and any potential issues with the attic, such as insulation and ventilation, are examined.

Exterior: The inspector will check siding, windows, doors, and the condition of the property's drainage systems.

Interior: This covers walls, ceilings, floors, and the general condition of rooms, including appliances, plumbing fixtures, and electrical outlets.

Plumbing and Electrical: The inspector will test plumbing fixtures, look for leaks, and evaluate the electrical system for safety and compliance.

HVAC Systems: Heating, ventilation, and air conditioning systems are examined for functionality and safety.

Crawl Spaces and Basements: If applicable, these areas are assessed for moisture, insulation, and structural issues.

Who Should Attend the Home Inspection?
While attendance is not mandatory, it is highly recommended that you, as the homebuyer, attend the inspection. This allows you to ask questions, gain a better understanding of the property's condition, and receive valuable insights from the inspector.  Your real estate agent should also attend.

The Process of Requesting Repairs from the Seller
If the inspection reveals issues that you believe should be addressed by the seller per your contract, here's a general outline of the process:

You’ll need to review the inspection report carefully, review the inspector's report, paying special attention to significant issues.  Minor maintenance issues and cosmetic issues are usually excluded from the Maryland real estate contract…though everything is negotiable.

Discuss your findings with your real estate agent and/or the inspector if you need additional clarification on an issue, or to know market norms.  They can help you determine the best course of action.

Obtain estimates for any repairs you are requesting if they are large items.  That way you’ll have an idea of a fair price to request from the seller.

Your agent will help you draft a repair request addendum to the purchase agreement, outlining the specific repairs or credits you are seeking from the seller.

The seller can choose to accept, reject, or negotiate your request. This process may involve some back-and-forth between both parties.  But real estate transactions rarely fall apart at this stage.  Especially if you are fair and reasonable in your request.

Your agent will work with you to negotiate any necessary repairs or credits, ultimately reaching an agreement that both parties are satisfied with.

A home inspection is a crucial step in the homebuying process, providing essential insights into the property's condition. By understanding what to expect during an inspection and how to navigate the repair request process, you can make informed decisions and give you peace of mind that your new home is safe and sound, and free from expensive initial repairs.  If you're ready to start your homebuying journey start your search for a Maryland home near Fort Meaded at www.FortMeadeHomes.com.  The Roskelly Team would love to go to work for you!

Renting A Home Near Fort Meade, MD

rental homes near Fort Meade MD
Finding the perfect rental home near Fort Meade MD can be an exciting process.  As a seasoned real estate agent who has helped over 3,500 clients make the move to Maryland, I've seen countless clients through this journey.  In this blog, I'll walk you through the essential steps to take when renting a home and shed light on why your credit score is the most important piece of the process.

First and foremost, you’re going to have to have a credit score of 650 or higher to qualify for an off-base housing rental with our team.  Let’s talk about why that threshold is so critical.

You are applying to live in someone’s home, which is likely a $400,000+ asset for that owner.

Your credit score demonstrates financial responsibility and Landlords use your credit score as a gauge of your overall responsibility. A higher credit score suggests that you are more likely to pay rent on time and meet other financial obligations.

Most landlords and property management companies have minimum credit score requirements for prospective tenants. Failing to meet these requirements can result in your rental application being denied.  In our area, to be competitive you need a 650 or higher credit score as rental homes in the Fort Meaded rental market usually have multiple applications.

Even if you are approved with a credit score below 650, it may lead to less favorable rental terms, such as a higher security deposit or increased monthly rent.

A good credit score can expedite the approval process, allowing you to secure your desired rental home more quickly.

Maintaining a strong credit score demonstrates your trustworthiness to potential landlords, making them more inclined to choose you as their tenant.

So if you’ve passed the credit score test, let’s look at the next steps.

Cost for Real Estate Services
Most, if not all of the rentals in our home search tool offer compensation by the Landlord to pay your real estate agent.  So while we work for you, the Landlord pays our commission to help them find a great tenant like you.

Set Your Rental Budget
Before you start searching for your dream rental home, it's essential to have a clear understanding of your budget. Take into account your monthly income, expenses, and any other financial commitments. Aim to spend no more than 30% of your monthly income on rent to maintain a healthy financial balance.

Create a Checklist of Your Must-Have Features
Sit down and make a list of the features and amenities that are non-negotiable for your new home. Consider factors such as location, number of bedrooms and bathrooms, pet policies, and proximity to schools or work. Having a clear list of priorities will help you narrow down your search.

Start Your Home Search
Once you've confirmed your credit score, established your budget and outlined your must-haves, it's time to begin your search.  We’ve got the absolute best tool for you to search all homes for rent near Fort Meade right on our website.  You can connect with us via phone, text or email, or by using our direct “schedule a showing” button to get out and see the homes that are of interest to you.  If you’re not already in the area, we also do virtual showings to help you find your home before you arrive.

 Review the Lease Agreement

Once you've found the “one”, we’ll work with the Landlord to obtain the lease and review it with you to make sure the terms work for you.  You’ll need to ensure you understand all of the terms and conditions, including the rental rate, security deposit, appliance repair deductibles, maintenance and insurance your are responsible for, lease duration, and any restrictions. If there are any concerns or uncertainties, don't hesitate to seek legal advice or clarification from your landlord or property manager.

Renting a home is a commitment and it's essential to approach it with diligence and preparedness. By following these steps and understanding the importance of your credit score, you can increase your chances of securing your ideal rental home. Remember that partnering with a knowledgeable real estate agent like The Roskelly Team at FortMeadedHomes.com can be a valuable asset throughout the process, providing guidance and expertise every step of the way. Happy house hunting!  EHO

Should you sell your home to a "We Buy Houses" or Home Flipper?

Selling your home is a significant decision, and as a Maryland homeowner, you want to make sure you're making the right choice.  The Fort Meade real estate market is white hot and while the idea of a quick and hassle-free sale might sound appealing, especially if you're selling an estate or a home that needs substantial repairs, it's essential to be aware of the potential disadvantages of selling your home to a flipper, and the options you have to repair that home and keep the profits yourself. In this blog, we'll delve into the drawbacks you should consider before taking this route.

Maryland We buy Houses Home Flippers

Lower Sale Price:
One of the most prominent disadvantages of selling to a home flipper is the likelihood of receiving a lower sale price.  These companies purchase homes at a substantial discount, often well below market value, to account for the repairs, renovations, and holding costs they'll incur before reselling the property for all of the profits.  The costs of these repairs are usually inflated meaning there’s even less money in your pocket.  Before you even consider this option you’ll want to get a detailed home evaluation from a local real estate agent (we offer these at no charge) or via an appraisal for a cost of about $600.  We can help you find a great local appraiser as well!

Limited Negotiation Power:
When you sell your home through a traditional real estate agent, you have the opportunity to negotiate the sales price and terms with potential buyers. You'll receive detailed information up front about the true market value of your home so that you can decide the best way to move forward.  In contrast, home flippers and cash buyers usually provide non-negotiable offers, leaving you with little room to improve the deal.

Quick Sales, but Not Always Guaranteed:
While these companies promise fast closings, there's no guarantee that your sale will be immediate. They might still need time to secure financing or deal with other logistical issues, which can result in delays that you didn't expect.  Be sure to ask up front, and make sure it’s included in the contract, that you have the right to terminate the contract if the home does not close on time or you could face costly delays with no penalty to the company or individual purchasing the home.

Potentially High Fees:
Some home flippers and cash buyers may charge additional fees that aren't traditionally the seller's responsibility, which can eat into your overall proceeds from the sale. Be sure to carefully review any contracts and agreements to understand the full cost involved in the transaction.  Ask for a net sheet or have a trusted real estate take a look at the documents.  This is an area where experienced home flippers have taken advantage of consumers.

Limited Marketing Exposure:
When you sell your home through a real estate agent, your property is listed on the Multiple Listing Service (MLS), ensuring that it's seen by a wide range of potential buyers. Selling to a cash buyer or flipper means your home never hits the market or sees competition, you’ll never know if that was your best offer and chances are it’s not.

Lack of Transparency:
Transparency is crucial in any real estate transaction. Some cash buyers or flippers might not be forthcoming about their intentions, and you may find yourself dealing with unexpected issues during the closing process.  We’ve seen actual examples of homes where, after the contract is negotiated, the company increases the estimated repair costs substantially and then wants to renegotiate the deal a week or two into the process.

Missed Potential:
By selling to a home flipper, you miss out on the opportunity to potentially increase your home's value through renovations and improvements. These buyers will do the upgrades themselves, and reap all the profits from the increased value that your home gains.  The Roskelly Team, through decades of Maryland real estate service, actually has contractors that will do any work your home needs and allows you to pay when you collect those profits at settlement.  All you need to do is give us a call at 410-721-6694 and we’ll discuss your options and offer a free consultation to put that money in your pocket instead of someone else’s.

In summary, while selling your home to a home flipper offers a quick and convenient way to unload your property, it's essential to weigh the disadvantages carefully. Lower sale prices, limited negotiation power, and the potential for missed opportunities are all factors to consider. Before you make a decision, visit us online and let The Roskelly Team – Fort Meade area real estate give you a free, no-obligation consultation.  We can provide you with a broader range of options and help you make an informed choice that best suits your needs and financial goals.
