In the month of November, there were 524 homes sold in Anne Arundel County. Almost 15% of those were in Annapolis MD while Glen Burnie came in a close send with 90 sales and Pasadena had the 3rd highest sales in the county at 55.
Overall we saw a 22% decrease in new listings and closed sales decreased just under 3% as the low inventory struggle continues with the number of listings down almost 25% from our 5-year average.
Despite all the dire predictions about home values falling, the Fort Meade market held on to value with the median sold price in the county increasing almost 15% compared to last year. That’s great news if you hung in with the crazy multiple offer situation in the past few years and grabbed your dream home.
Bottom line, we are still in a Seller’s market but it’s not nearly as strong as we have been seeing. If you’re thinking about buying a home, come search with us! You’ve got more negotiating power now as we’re seeing sellers, who are concerned about rising days on market, offer price reductions and/or closing help more frequently. If you’re using a VA loan, it is now possible again to get in with only a deposit to secure your purchase.
