We're finally starting to see inventory rebound with 17 new listings coming on the market in January compared to just 7 last year.  However the total number of active listings are at 50% of what they were last February.  And, 17 of the 26 available homes have already been spoken for with pending contracts.

The sold dollar volume is up 111% and average days on market is down by almost 50%.  The average list price to sale price is up to 97.6% showing that home are selling very close to asking price.  Conventional financing rules the market with over half of total sales with VA following closely behind.  There were no FHA or cash sales this month.

59 new home listings hit the market in January 2020, down almost 5% compared to 2019 and 53 homes went under contract.  That's down just 2% from 2019.  There were a total of 92 active listings including those carried over from previous months and 75 pending properties which is down 19%, not so much from buyer demand but lack of inventory.  The total sold dollar volume almost doubled this month and days on market held pretty steady. The average sold price is up almost 14%, more good news for Odenton homeowners!
