First, I'm going to direct you to the inventory box where new pending sales increased 40% over the same period in 2018.  But check out new listings which didn't even come close to keeping pace with demand.  That should spark some interesting stats for June.  When inventory goes down, pricing goes up!  Everything else stayed pretty steady this month and the majority of homes are selling in 30 days or less.   However, well staged and priced homes are selling with multiple offers in just days.

Severn is one of the few areas that saw an increase in inventory in May 2019 but most of that was absorbed.  New construction homes continue to be big competition for luxury re-sale homes, but the proximity to Fort Meade and great neighborhoods keep the Severn real estate market hopping.  Sold dollar volume was up, units sold also up.  All in all a great month! 

The Gambrills MD real estate market had a great 25% increase in inventory in May that was quickly absorbed leaving us with a 33% increase in the median sold price.  This is more the product of newer, larger homes selling in volume this month.  As much as I'd like to see prices increase across the board like that.
